Winter respite.

2/9/2011

With our larger jobs completed and only a few small repairs pending, this has turned out to be a great time for some r. and r.  This past weekend marked Leigh's birthday, which we celebrated in Portland.  The weather cooperated and we were able to walk around and enjoy Portland's downtown.  As always, Leigh and I were collecting design ideas; from the avant-funk of the Ace Hotel to the incredibly cool tile job in the bathroom at Stumptown espresso to the wonderfully maintained homes and apartments, there is a lot of great architecture to experience there.  It's a city that shines in the details.

This week finds us catching up on a long list of chores and errands.  A diverse list ranging from rebuilding the trailer to organizing a filing system to deal with the ever growing mound of paper in the corner.  Not hard to guess which one of those chores I'll enjoy more!

It's a great time to get started planning a project to begin this coming Spring and Summer, so if you've got something you're considering, give us a call!

Finishing today!

Met with the homeowner of the duplex project we've been working on since early December yesterday and confirmed a punch list of final items to be completed.  It's a very short list and should be very easy to take care of today.  Tomorrow will be about final clean up and trash removal.  I'll be sure to take some pictures of everything when it's nice and tidy to post on the Projects page, but here are a couple of shots I took yesterday.
Picture
This is the kitchen in the rental unit. The cabinets are all the existing ones which were removed and reused. The wall where the window is was originally a sliding glass door. The wall to the right now separates the two units.
Picture
This is the tub surround in the owner's unit. A large window was removed and reframed for the small slider. The homeowner is doing his own tile floors and countertops, but chose to have us provide tile labor for the more demanding tub surround and tile base. The work was performed by Quality Floors, LLC who also did the tub surround on the bathroom we recently did in West Seattle.
Picture
A 6-0 (six foot wide) sliding glass door was removed here, the wall refamed and a 5-0 full lite double fiberglass door installed
After this there are only a couple of small jobs confirmed, although there are several bids still pending, so this is a great time to get ahold of us to discuss whatever home repair or improvement projects you've got in mind.

Final trim today.

Finished setting cabs yesterday.  Today, I'll cut and install a few filler panels, ledgers, and the plywood subtops before beginning the trim.  The trim should go fairly quickly, but whatever I don't get to today will be easily finished on Monday.  Tuesday will be clean up day.

The next project is a reception desk/sales counter for a new boutique in Seattle on Queen Anne Avenue.

Finishing up!

This week should bring us to the point of major completion on the duplex project we've been working on this past month.  Finished everything in the front unit on Friday.  Plan to start setting cabinets in th back unit today, and hope to have them done by end of business tomorrow.  Final trim will start after that.  I expect to need to return next week to do a small punch list of remaining items, but all seems well in hand.

Following completion of this project we have several smaller jobs lined up.  Still waiting to hear back about some of the bids we have out there.  Some really cool projects.  Wish us luck!

What we do have on the schedule is a reception desk for a new shop opening soon on Queen Anne Hill here in Seattle and a door replacement project in West Seattle.  Being able to transition from large, months long projects involving  several subcontractors and lots of coordination amongst schedules to small  projects lasting only a day or two is a real advantage for us in this still challenging economy.

Moving forward in 2011

So far 2011 is looking to be a great year!  We're working hard to complete the current project on time and on budget, and are very excited about the half dozen or so projects that we have bid on recently.

Several of these are small cabinet and furniture jobs, so we've recently been looking at shop spaces to rent.  This would be a great next step for us to take.  The added functionality of a small cabinet shop at our disposal would allow us to provide a greatly expanded set of services to our clients.  It seems we've had consistent calls for cabinetry from the start, and it's something we enjoy doing, so the thought of having a dedicated space just for that work is very exciting!

Other jobs on the horizon include converting a small bath into a laundry room, and a nice kitchen remodel.  Please visit our website, email scott@lscarpentry, or call Scott at 206.300.5891 to find out more about us and what we can do for all your home improvement and remodeling needs.

Wow, it's been a busy few weeks since I last caught up on the field notes.  Things have been going really well.  The bathroom in West Seattle turned out very nice.  Just got back from installing the last piece of glass that we've been waiting for and finally snapped a couple of quick pictures.  I will be going back on a sunny day to get some better photos, but I'll try to put some of these up on the project page soon.  Here are the two best ones for now.

Bathroom and duplex remodels continue.

Today we pick up the keys for the duplex to be in Renton and continue work on the West Seattle bathroom.  It's coming along really nicely.  Sheetrock is complete and the walls are painted, today I'll continue working on changing the swing on the door and start the built in wall cabinet.  We're ready for tile, but their other jobs were delayed by last week's bad weather and holiday.  Can't wait to feature some photos of this one, it's going to be very pretty.

The timing has worked out well.  The duplex we're beginning this week was originally supposed to happen sooner, which would have delayed the bathroom until after the new year,  as the homeowner's didn't want to have construction during Christmas.  As the tile guys get rolling in West Seattle, I'll be framing in Renton.   If all goes well, I'll be ready for the plumber and electrician to do their parts by the time the tile and floor are installed.  Meet the plumber in West Seattle for a day, then trim out and finish up there, then back to the duplex to do the rest.  The duplex job should take just about all of December.

If you have any remodel or design needs or questions, be sure to let us know.  We're only a phone call or email away!

Bathroom remodel and duplex job.

Demo for the small bathroom in West Seattle will be completed today and additional framing installed around the tub in time for the plumber to install the tub/ shower valve tomorrow.  At this rate, the tile guys should be able to start right after Thanksgiving.  Quite a relief to have all that heavy tile out of there (two layers on the floor).

Plan to meet this week with another client to make final decisions and schedule to begin work to split his home into two units.  It's a great plan and an interesting project.  I can't wait to get started.

Catching up.

Tying to get caught up around here after spending some time out of town recently.  Our weather seems to be vacillating between miserable and gorgeous, with today falling into the former category.  I hope to use today to work on the installation of our island cabinets here at home, and to prepare for the bathroom remodel we start tomorrow.

This bathroom is very small, but that suits us just fine.  We appreciate the special challenge of working with small spaces.  The homeowners in this case have some great ideas for how to use the space effectively and have made some design choices that should really make this small room shine!  We can't wait to be able to share some pictures with you here.
